But that\u2019s starting to change.<\/p>\n<p><strong>The graph below uses the latest data from\u00a0<\/strong><a href=\"https:\/\/www.realtor.com\/research\/data\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong><em>Realtor.com<\/em><\/strong><\/a><strong>\u00a0to show there are more homes on the market in 2024 than there have been in any of the past several years (2021-2023):<\/strong><\/p>\n<p><a href=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20240326\/20240328-Number-of-Homes-For-Sale.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20240326\/20240328-Number-of-Homes-For-Sale.png\" alt=\"a graph of a number of homes for sale\" \/><\/a><\/p>\n<h4><strong>Does That Mean Finding a Home Is Easier?<\/strong><\/h4>\n<p>The answer is yes, and no. As an article from\u00a0<em>Realtor.com<\/em>\u00a0<a href=\"https:\/\/www.realtor.com\/news\/trends\/2024-spring-housing-market-predictions-home-buyers-sellers\/\" target=\"_blank\" rel=\"noopener noreferrer\">says<\/a>:<\/p>\n<blockquote><p><em>\u201c<\/em><strong><em>There were nearly 15% more homes for sale in February than a year earlier<\/em><\/strong><em>\u00a0. . . That alone could jolt the housing market a bit if more \u201cFor Sale\u201d signs continue to appear.\u00a0<\/em><strong><em>However, the nation is still suffering from a housing shortage even with all of that new inventory.<\/em><\/strong><em>\u201d<\/em><\/p><\/blockquote>\n<p>Context is important. On the one hand, inventory is up over the past few years. That means you\u2019ll likely have more options to choose from as you search for your\u00a0<a href=\"https:\/\/www.simplifyingthemarket.com\/2024\/03\/13\/your-home-is-a-powerful-investment\/?a=1000025117-654188f2b9e9f721433bea74f0bf3424\">next home<\/a>.\u00a0 In Angelina County, our current inventory levels in Feb 2024 are 41% higher than this time in 2023!<\/p>\n<p>But, at the same time, the graph above also shows there are still significantly fewer homes for sale than there would usually be in a more normal, pre-pandemic market. And that deficit isn\u2019t going to be reversed overnight.\u00a0 That is why we are still in a seller&#8217;s market in most price ranges.<\/p>\n<h4><strong>What Does This Mean for You?<\/strong><\/h4>\n<p>You might find a few more choices now than in recent years, but you shouldn\u2019t expect a ton of options.<\/p>\n<p>To help you explore the growing list of choices you have now, team up with a local real estate agent you trust.
