Think of it as your safety net.\u00a0<em>NerdWallet\u00a0<\/em>explains it:<\/p>\n<ul>\n<li><strong>Covers Repairs and Rebuilding Costs<\/strong>: If your home is damaged by fire, storms, or other covered events, it helps pay for repairs and possibly even a full rebuild, if that\u2019s deemed necessary.<\/li>\n<li><strong>Protects Your Belongings<\/strong>: It can also cover personal items like furniture, electronics, jewelry, and clothing if they\u2019re stolen or damaged.<\/li>\n<li><strong>Provides Liability Coverage<\/strong>: And, if someone gets injured on your property, your policy can help cover medical bills or legal expenses.<\/li>\n<\/ul>\n<p>But that peace of mind does come with a cost, and lately those costs have been rising.<\/p>\n<h4><strong>Why Home Insurance Premiums Are Going Up<\/strong><\/h4>\n<p>There are a number of factors causing insurance premiums to rise today. But, in the simplest sense, here\u2019s what\u2019s driving\u00a0<a href=\"https:\/\/www.insurance-research.org\/sites\/default\/files\/2025-09\/2025%20Homeowners%20Insurance%20Affordability%20Research%20Brief%20%281%29.pdf\" target=\"_blank\" rel=\"noopener noreferrer\">prices up<\/a>\u00a0according to the<em>\u00a0Insurance Research Council<\/em>\u00a0(IRC).<\/p>\n<p>Severe weather events and natural disasters are happening increasingly often, leading to more claims. At the same time, homebuilding materials and labor are more expensive. So, when it comes time to work on those claims, insurers have to manage higher costs to repair or rebuild the affected homes.<\/p>\n<p>That combination adds up to higher premiums. You can see how it\u2019s climbed recently in the graph below. Each bar marks the percentage increase in insurance costs for that calendar year.<\/p>\n<p><a href=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20260127\/20260202-Home-Insurance-Costs-Are-Rising-original.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20260127\/20260202-Home-Insurance-Costs-Are-Rising-original.png\" alt=\"a graph of a graph showing the cost of homeowner insurance\" \/><\/a>The good news is, the annual pace of the increase may be starting to\u00a0<a href=\"https:\/\/www.resiclubanalytics.com\/p\/housing-market-still-passing-through-a-home-insurance-shock-cotality-s-chief-data-officer-says\" target=\"_blank\" rel=\"noopener noreferrer\">ease<\/a>\u00a0according to\u00a0<em>ResiClub\u00a0<\/em>and\u00a0<em>Cotality.\u00a0<\/em>By their count:<\/p>\n<ul>\n<li>In 2023 and 2024, insurance costs went up 14% a year.<\/li>\n<li>In 2025, they rose about 10%.<\/li>\n<li>And in 2026 and 2027, it\u2019s expected to go up about 8% each year.<\/li>\n<\/ul>\n<p>That\u2019s still an increase, but at least the pace is slowing down. And here&#8217;s another silver lining.<\/p>\n<p><strong>While insurance costs are rising, mortgage rates are\u00a0<\/strong><a href=\"https:\/\/www.simplifyingthemarket.com\/2026\/01\/22\/mortgage-rates-recently-hit-a-3-year-low-heres-why-thats-still-a-big-deal\/?a=1000025117-654188f2b9e9f721433bea74f0bf3424\"><strong>falling<\/strong><\/a><strong>.<\/strong>\u00a0And that can help offset some of this expense. As Michael Gaines, Senior VP of Capital Markets,\u00a0<em>Cardinal Financial<\/em>, explains:<\/p>\n<blockquote><p><em>\u201c<\/em><strong><em>Rising taxes and insurance do create pressure, but they don\u2019t erase the benefits of a lower rate . . . A small rate improvement, paired with the right loan program and smart planning, can still make homeownership possible<\/em><\/strong><em>\u00a0. . . It\u2019s less about one factor canceling another out, and more about helping buyers layer the right solutions together.\u201d<\/em><\/p><\/blockquote>\n<h4><strong>Costs Are Going To Be Different Depending on Where You Buy<\/strong><\/h4>\n<p>So how much do you need to budget for this? It depends on the price point and location of house, the coverage you need, and more.
