And if you lived through the crash back in 2008, seeing new construction is up again may feel a little scary.<\/p>\n<p><strong>But here\u2019s what you need to remember:<\/strong>\u00a0a lot of what you see online is designed to get clicks. So, you may not be getting the full story. A closer look at the data and a little expert insight can change your perspective completely.<\/p>\n<h4><strong>Why This Isn\u2019t Like 2008<\/strong><\/h4>\n<p>While it\u2019s true the number of new homes on the market hit its highest level since the crash, that\u2019s not a reason to worry. That\u2019s because new builds are just one piece of the puzzle. They don\u2019t tell the full story of what\u2019s happening today.<\/p>\n<p>To get the real picture of how much inventory we have and how it compares to the surplus we saw back then, you\u2019ve got to look at both\u00a0<em>new homes<\/em>\u00a0and\u00a0<em>existing homes\u00a0<\/em>(homes that were lived in by a previous owner).<\/p>\n<p><strong>When you combine those two\u00a0<\/strong><a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/housing-statistics\/existing-home-sales\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>numbers<\/strong><\/a><strong>, it\u2019s clear overall\u00a0<\/strong><a href=\"https:\/\/www.census.gov\/construction\/nrs\/index.html\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>supply<\/strong><\/a><strong>\u00a0looks very different today than it did around the crash<\/strong>\u00a0(<em>see graph below<\/em>):<\/p>\n<p><strong><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250826\/20250828-Total-Inventory-Remains-Far-Below-Crash-Levels-original.png\" \/>So,<\/strong>\u00a0<strong>saying we\u2019re near 2008 levels for new construction isn&#8217;t the same as the inventory surplus we did the last time.<\/strong><\/p>\n<h4><strong>Builders Have Actually Underbuilt for Over a Decade<\/strong><\/h4>\n<p>And here\u2019s some other important perspective you\u2019re not going to get from those headlines. After the 2008 crash, builders slammed on the brakes. For 15 years, they didn\u2019t build enough homes to keep up with demand. That long stretch of underbuilding created a major housing shortage, which we\u2019re still dealing with today.<\/p>\n<p>The graph below uses\u00a0<em>Census<\/em>\u00a0<a href=\"https:\/\/www.census.gov\/construction\/nrc\/data\/series.html\" target=\"_blank\" rel=\"noopener noreferrer\">data<\/a>\u00a0to show the overbuilding leading up to the crash (<em>in red<\/em>), and the period of underbuilding that followed (<em>in orange<\/em>):<\/p>\n<p><a href=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250826\/20250828-Builders-Aren-t-Overbuilding-They-re-Catching-Up-original.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250826\/20250828-Builders-Aren-t-Overbuilding-They-re-Catching-Up-original.png\" alt=\"a graph of a number of units\" \/><\/a>Basically, we had more than 15 straight years of underbuilding \u2013 and we\u2019re only recently starting to slowly climb out of that hole. But there\u2019s still a long way to go (even with the growth we\u2019ve seen lately). Experts at\u00a0<em>Realtor.com<\/em>\u00a0<a href=\"https:\/\/www.realtor.com\/research\/us-housing-supply-gap-2025\/\" target=\"_blank\" rel=\"noopener noreferrer\">say<\/a>\u00a0it would take roughly 7.5 years to build enough homes to close the gap.<\/p>\n<p>Of course, like anything else in real estate, the level of supply and demand is going to vary by market. Some markets may have more homes for sale, some less. But nationally, this isn\u2019t like the last time.<\/p>\n<\/div>\n<p>Article from Keeping Current Matters<\/p>\n<div>\n<h3 class=\"text-xl mb-2\">Bottom Line<\/h3>\n<p>Just because there are more new homes for sale right now, it doesn\u2019t mean we\u2019re headed for a crash.
