{"id":284,"date":"2025-09-02T15:18:55","date_gmt":"2025-09-02T20:18:55","guid":{"rendered":"https:\/\/twilabertrand.sites.c21.homes\/?p=284"},"modified":"2025-09-02T15:18:55","modified_gmt":"2025-09-02T20:18:55","slug":"should-you-still-expect-a-bidding-war","status":"publish","type":"post","link":"https:\/\/twilabertrand.sites.c21.homes\/?p=284","title":{"rendered":"Should You Still Expect a Bidding War?"},"content":{"rendered":"<div>\n<div class=\"pt-8 px-8\">\n<h2 class=\"profile-color-text text-3xl\">Should You Still Expect a Bidding War?<\/h2>\n<div class=\"mt-6 text-base-content flex items-center flex-wrap gap-x-4 gap-y-2\"><span class=\"flex items-center flex-wrap gap-1\"><time class=\"text-base-content\" datetime=\"2025-08-25T10:30:00Z\">Monday August 25th, 2025<\/time><\/span><\/div>\n<div>Article from Keeping Current Matters<\/div>\n<div><\/div>\n<div class=\"mt-6 text-base-content flex items-center flex-wrap gap-x-4 gap-y-2\"><span class=\"flex items-center flex-wrap gap-1\"><a class=\"text-base-content\" href=\"https:\/\/www.simplifyingthemarket.com\/en\/category\/buyers\/?a=1000025117-654188f2b9e9f721433bea74f0bf3424\">For Buyers,<\/a><a class=\"text-base-content\" href=\"https:\/\/www.simplifyingthemarket.com\/en\/category\/first-time-buyers\/?a=1000025117-654188f2b9e9f721433bea74f0bf3424\">First-Time Buyers<\/a><\/span><\/div>\n<\/div>\n<\/div>\n<div class=\"p-6 px-8\">\n<div class=\"grid grid-cols-3 sm:flex gap-1 flex-wrap w-fit sm:w-full my-4\"><\/div>\n<div class=\"mt-6 flex flex-col gap-4 mb-8\">\n<div class=\"mb-2\">\n<p>If you\u2019re still worried about having to deal with a bidding war when you buy a home, you may be able to let some of that fear go.<\/p>\n<p>While multiple-offer situations haven\u2019t disappeared entirely, they\u2019re not nearly as common as they used to be.\u00a0<strong>In fact, a\u00a0<\/strong><a href=\"https:\/\/jbrec.com\/research\/burns-real-estate-agent-survey\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>recent survey<\/strong><\/a><strong>\u00a0shows agents reported only<\/strong>\u00a0<strong>1 in 5 homes (20%) nationally received multiple offers in June 2025<\/strong>.<\/p>\n<p><strong>That\u2019s down from nearly 1 in 3 (31%) just a year ago<\/strong>\u00a0\u2013 and dramatically lower than in June 2023 (39%) (<em>see graph below<\/em>):<\/p>\n<p>&nbsp;<\/p>\n<p><a href=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250819\/20250825-The-Frenzy-Has-Faded-original.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250819\/20250825-The-Frenzy-Has-Faded-original.png\" alt=\"a graph of a number of blue and green bars\" \/><\/a>This trend means you should face less competition when you buy. That gives you more time to make decisions and the ability to negotiate price or terms.<\/p>\n<h4><strong>It Still Depends on Where You\u2019re Buying<\/strong><\/h4>\n<p>Of course, national trends don\u2019t tell the full story. Local dynamics matter, a lot. This second graph uses\u00a0<a href=\"https:\/\/jbrec.com\/research\/burns-real-estate-agent-survey\/\" target=\"_blank\" rel=\"noopener noreferrer\">survey data<\/a>\u00a0from\u00a0<em>John Burns Research &amp; Consulting<\/em>\u00a0(JBREC) and\u00a0<em>Keeping Current Matters<\/em>\u00a0(KCM) to break things down by region to prove just how true that is. It shows, while the share of homes getting multiple offers has dropped pretty much everywhere, some areas are still seeing more offers than others:<\/p>\n<p><a href=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250819\/20250825-Bidding-Wars-Are-Less-Common-original.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250819\/20250825-Bidding-Wars-Are-Less-Common-original.png\" alt=\"a graph with numbers and text\" \/><\/a><\/p>\n<p>In the\u00a0<strong>Northeast,\u00a0<\/strong>34% of homes (roughly 1 in 3) are still receiving multiple offers. That\u2019s more than the national average. But in\u00a0<strong>Southeast<\/strong>, that number drops to just 6%.<\/p>\n<p>What\u2019s behind the difference? In general, the areas still seeing bidding wars tend to have\u00a0<strong>lower-than-normal inventory<\/strong>. That imbalance between buyers and available homes keeps pressure on prices and competition. But markets with more listings are seeing conditions cool \u2013 and that means fewer bidding wars.<\/p>\n<h4><strong>Sellers Are More Flexible Than You Might Think<\/strong><\/h4>\n<p>Here\u2019s another shift to show you just how much things have changed. According to a\u00a0<em>Redfin\u00a0<\/em>report, almost half of<strong>\u00a0<\/strong>sellers are offering\u00a0<a href=\"https:\/\/www.simplifyingthemarket.com\/2025\/08\/12\/what-you-need-to-know-about-concessions\/?a=1000025117-654188f2b9e9f721433bea74f0bf3424\">concessions<\/a>, like covering their buyer\u2019s closing costs or dropping their asking price to get their house sold.<\/p>\n<p>That\u2019s a clear sign this isn\u2019t the same ultra-competitive market we saw a few years ago. Back then, sellers rarely compromised. And buyers often waived their inspection or appraisal to try to make their offer stand out. Now, things are different.<\/p>\n<p>But again, how often this is happening is going to vary based on where you\u2019re looking to buy. And that\u2019s why you need a local agent\u2019s expertise.<\/p>\n<\/div>\n<div>\n<h3 class=\"text-xl mb-2\">Bottom Line<\/h3>\n<p>If concerns about bidding wars have been holding you back, it may be time to take another look. Nationally, competition is down. In some markets, it\u2019s down significantly.
