And if you\u2019re thinking about buying or selling sometime soon, that may leave you wondering if you should reconsider the timing of your move.<\/p>\n<p>A recent\u00a0<a href=\"https:\/\/jbrec.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">survey<\/a>\u00a0by\u00a0<em>John Burns Research and Consulting\u00a0<\/em>(JBREC) and\u00a0<em>Keeping Current Matters<\/em>\u00a0(KCM) shows\u00a0<strong>68% of people are delaying plans to buy or sell due to economic uncertainty.<\/strong><\/p>\n<p>But it may not be for the reason you think. Not everyone is holding off because they\u2019re worried.\u00a0<strong>Some buyers are waiting because they\u2019re hopeful.\u00a0<\/strong><a href=\"https:\/\/www.realtor.com\/research\/q1-2025-site-visitor-survey\/\" target=\"_blank\" rel=\"noopener noreferrer\">According<\/a>\u00a0to\u00a0<em>Realtor.com:<\/em><\/p>\n<blockquote><p><em>\u201c<\/em><strong><em>In 2025Q1, 3 in 10 (29.8% of) surveyed homebuyers said a recession would make them at least somewhat more likely to purchase a home . . . This reflects a common dynamic where some buyers see a downturn as an opportunity.<\/em><\/strong><em>\u00a0If the economy enters a recession, the Federal Reserve may respond by lowering interest rates to stimulate activity, potentially putting downward pressure on mortgage rates and easing affordability concerns.\u00a0<\/em><strong><em>As a result, buyers\u2014especially those with limited down payments\u2014might view a recession as a more favorable time to enter the market<\/em><\/strong><em>.\u201d<\/em><\/p><\/blockquote>\n<p>And there\u2019s some truth to the idea that a recession could bring about lower mortgage rates.\u00a0<strong>History shows mortgage rates usually drop during economic slowdowns.\u00a0<\/strong>That\u2019s not guaranteed \u2013 but it is a common pattern. Looking at\u00a0<a href=\"https:\/\/www.freddiemac.com\/pmms\" target=\"_blank\" rel=\"noopener noreferrer\">data<\/a>\u00a0from the last six recessions, you can see\u00a0mortgage rates\u00a0fell each time (<em>see graph below<\/em>):<\/p>\n<p><a href=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250612\/20250625-A-Recession-Means-Falling-Mortgage-Rates-original.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250612\/20250625-A-Recession-Means-Falling-Mortgage-Rates-original.png\" alt=\"a graph of a graph showing the rise of mortgage rates\" \/><\/a><\/p>\n<p>But here\u2019s what those buyers may not be considering. Many of those hopeful buyers are assuming something else will happen too \u2013 that\u00a0<strong>home prices will drop<\/strong>. And that\u2019s where history tells a different story.<\/p>\n<p>According to data from\u00a0<em>Cotality<\/em>\u00a0(formerly CoreLogic),\u00a0<strong>home prices went up in four of the last six recessions<\/strong>\u00a0(<em>see graph below<\/em>)<\/p>\n<p><strong><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250612\/20250625-A-Recession-Does-Not-Mean-Falling-Prices-original.png\" \/>So, while many people think that if a recession hits, home prices will fall like they did in 2008, that was an exception, not the rule.\u00a0<\/strong>It was the only time the market saw such a steep drop in prices. And it hasn\u2019t happened since, mainly because there\u2019s still a long-standing\u00a0<a href=\"https:\/\/www.simplifyingthemarket.com\/2025\/05\/21\/more-homes-for-sale-isnt-a-warning-sign-its-your-buying-opportunity\/?a=1000025117-654188f2b9e9f721433bea74f0bf3424\">inventory deficit<\/a>, even as the number of homes on the market is rising.<\/p>\n<p>Since prices tend to stay on whatever path they\u2019re already on, know this:\u00a0<strong>prices are still holding steady or rising in most metros, although at a much slower pace.<\/strong>\u00a0So, a big drop isn\u2019t likely. As Robert Frick, Corporate Economist with Navy Federal Credit Union, explains:<\/p>\n<blockquote><p><em>&#8220;Hopes that an economic slowdown will depress housing prices are wishful thinking at this point . . .&#8221;<\/em><\/p><\/blockquote>\n<\/div>\n<div>\n<h3 class=\"text-xl mb-2\">Bottom Line<\/h3>\n<p>If you\u2019ve been waiting for a recession to make your move, it\u2019s important to understand what really happens during one \u2013 and what likely won\u2019t. Lower mortgage rates could be on the table. But lower home prices? That\u2019s far less likely.<\/p>\n<p>Don\u2019t wait for a market that may never come.
