That\u2019s why it\u2019s no surprise that, according to data from\u00a0<em>Clever Real Estate<\/em>,\u00a0<strong>70% of Americans are worried about a housing crash in 2025.<\/strong><\/p>\n<p>But before you hit pause on your plans to buy or sell a home, take a deep breath. The truth is: the housing market isn\u2019t about to crash \u2013 it\u2019s just shifting. And that shift actually works in your favor.<\/p>\n<h4><strong>Today\u2019s Inventory Keeps the Housing Market from Crashing<\/strong><\/h4>\n<p>Mark Fleming, Chief Economist at\u00a0<em>First American<\/em>, says:<\/p>\n<blockquote><p><em>\u201c<\/em><strong><em>There\u2019s just generally not enough supply.<\/em><\/strong><em>\u00a0There are more people than housing inventory. It\u2019s Econ 101.\u201d<\/em><\/p><\/blockquote>\n<p>Think about it. If there\u2019s a shortage of something \u2013 like tickets to a popular concert \u2013 prices go up. That\u2019s what\u2019s been happening with homes. We still have a shortage of supply. Too many buyers and not enough homes push prices higher.<\/p>\n<p>Check out the white line for 2025 in the graph below. Even though the number of homes for sale is climbing,\u00a0<a href=\"https:\/\/www.realtor.com\/research\/march-2025-data\/\" target=\"_blank\" rel=\"noopener noreferrer\">data<\/a>\u00a0from\u00a0<em>Realtor.com<\/em>\u00a0shows we\u2019re still well below normal levels (<em>shown in gray<\/em>):<\/p>\n<p><a href=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250415\/20250416-The-Supply-of-Homes-for-Sale-Is-Improving-But-Still-Low-original.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250415\/20250416-The-Supply-of-Homes-for-Sale-Is-Improving-But-Still-Low-original.png\" alt=\"a graph of sales and prices\" \/><\/a>That ongoing low supply is what\u2019s stopping home prices from dropping at the national level. As Lawrence Yun, Chief Economist at the\u00a0<em>National Association of Realtors<\/em>\u00a0(NAR), says:<\/p>\n<blockquote><p><em>\u201c\u2026 if there\u2019s a shortage, prices simply cannot crash.\u201d<\/em><\/p><\/blockquote>\n<h4><strong>More Homes for Sale Means Price Growth Is Easing<\/strong><\/h4>\n<p>And, as more homes become available, that takes some of the intense upward pressure off home price growth \u2013 leading to healthier price appreciation.<\/p>\n<p>So, while prices aren\u2019t falling nationally, growing inventory means they also aren\u2019t rising as fast as they were. What we\u2019re seeing is\u00a0<a href=\"https:\/\/www.fhfa.gov\/data\/hpi\/datasets?tab=monthly-data\" target=\"_blank\" rel=\"noopener noreferrer\"><em>price moderation<\/em><\/a>\u00a0(<em>see graph below<\/em>):<\/p>\n<p><a href=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250415\/20250416-Home-Price-Growth-Is-Moderating-original.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250415\/20250416-Home-Price-Growth-Is-Moderating-original.png\" alt=\"a graph of green bars\" \/><\/a>And\u00a0<a href=\"https:\/\/www.freddiemac.com\/research\/forecast\/20250124-us-economy-grew-stronger-pace\" target=\"_blank\" rel=\"noopener noreferrer\">according<\/a>\u00a0to\u00a0<em>Freddie Mac<\/em>, that moderation should continue through the rest of this year:<\/p>\n<blockquote><p><em>\u201cIn 2025, we expect the pace of house price appreciation to moderate from the levels seen in 2024,\u00a0<\/em><strong><em>while still maintaining a positive trajectory.<\/em><\/strong><em>\u201d<\/em><\/p><\/blockquote>\n<p>Put simply, that means prices will continue going up in most areas, just not as quickly. That\u2019s good news for anyone who\u2019s been having trouble finding a home and feeling sticker shock from the rapid price appreciation of the past few years.<\/p>\n<p>But of course, what\u2019s happening with prices and inventory is going to vary by local market. So, talk to your agent to find out what\u2019s happening where you live.<\/p>\n<\/div>\n<div class=\"card-text w-100 mb-3\">\n<h3>Bottom Line<\/h3>\n<p>Don\u2019t let the talk scare you. Experts agree that a housing market crash is unlikely in 2025.
