Because the meaningful drop from over 7% to the mid-6\u2019s can change your mindset when it comes to buying a home. Especially when the\u00a0<a href=\"https:\/\/img03.en25.com\/Web\/MortgageBankersAssociation\/%7B2c3d99d1-7158-46a6-b096-be437186cc44%7D_Mortgage_Finance_Forecast_Feb_2025.pdf\" target=\"_blank\" rel=\"noopener noreferrer\">forecasts<\/a>\u00a0said we wouldn\u2019t hit this\u00a0<a href=\"https:\/\/wellsfargo.bluematrix.com\/links2\/html\/48d2ca53-eae6-48cc-ae94-18fcb523591b\" target=\"_blank\" rel=\"noopener noreferrer\">number<\/a>\u00a0until roughly\u00a0<a href=\"https:\/\/www.fanniemae.com\/media\/54941\/display\" target=\"_blank\" rel=\"noopener noreferrer\">Q3<\/a>\u00a0of this year (<em>see graph below<\/em>):<\/p>\n<h4><strong><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250310\/20250311-Rates-Are-Declining-Faster-Than-Expected-original.png\" \/><\/strong><\/h4>\n<h4><strong>Why Are Rates Coming Down?<\/strong><\/h4>\n<p>According to Joel Kan, VP and Deputy Chief Economist at the\u00a0<em>Mortgage Bankers Association\u00a0<\/em>(MBA), recent economic uncertainty is playing a role in pushing rates lower:<\/p>\n<blockquote><p><em>&#8220;Mortgage rates declined last week on souring consumer sentiment regarding the economy and increasing uncertainty over the impact of new tariffs levied on imported goods into the U.S. Those factors resulted in the largest weekly decline in the 30-year fixed rate since November 2024.&#8221;<\/em><\/p><\/blockquote>\n<p>And the timing of this recent decline is great because it gives you a little bit of relief going into the spring market. Just remember, mortgage rates can be a quickly moving target, so you should expect some volatility going forward. But the window you have as they\u2019re coming down right now might be the sweet spot for your purchasing power now.<\/p>\n<h4><strong>What Lower Rates Mean for Your Buying Power<\/strong><\/h4>\n<p>Even small changes in rates can make a difference to your monthly payment. Here\u2019s how the math shakes out. The chart below shows what a\u00a0<a href=\"https:\/\/www.mortgagecalculator.net\/\" target=\"_blank\" rel=\"noopener noreferrer\">monthly payment<\/a>\u00a0(principal and interest) would look like on a $400K home loan if you purchased a house when rates were\u00a0<a href=\"https:\/\/www.freddiemac.com\/pmms\/pmms_archives\" target=\"_blank\" rel=\"noopener noreferrer\">7.04%<\/a>\u00a0back in mid-January (this year\u2019s mortgage rate high), versus what it could look like if you buy a home now (<em>see below<\/em>):<\/p>\n<p><a href=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250310\/20250311-How-the-Recent-Drop-in-Mortgage-Rates-Helps-You-original.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20250310\/20250311-How-the-Recent-Drop-in-Mortgage-Rates-Helps-You-original.png\" alt=\"a blue and white table with white text\" \/><\/a>In just a matter of weeks, the anticipated payment on a $400K loan has come down by over $100 per month. But that can change, making rates volatile in the days and months ahead. So, if you\u2019re waiting for rates to fall further before you buy, think hard about the current window of opportunity if you\u2019re ready to act.<\/p>\n<\/div>\n<div class=\"card-text w-100 mb-3\">\n<h3>Bottom Line<\/h3>\n<p>Mortgage rates have dipped, giving buyers a bit more immediate breathing room.
