Today\u2019s\u00a0<a href=\"https:\/\/www.mykcm.com\/2024\/04\/16\/should-i-wait-for-mortgage-rates-to-come-down-before-i-move\/\" target=\"_blank\" rel=\"noopener noreferrer\">mortgage rates<\/a>\u00a0are higher than the one they currently have on their home, and that\u2019s making it harder to\u00a0<a href=\"https:\/\/www.mykcm.com\/2024\/05\/06\/whats-motivating-your-move\/\" target=\"_blank\" rel=\"noopener noreferrer\">want to sell<\/a>\u00a0and make a move. Maybe you\u2019re in the same boat.<\/p>\n<p>But what if there was a way to offset these higher\u00a0<a href=\"https:\/\/www.mykcm.com\/2024\/04\/10\/should-i-move-with-todays-mortgage-rates\/\" target=\"_blank\" rel=\"noopener noreferrer\">borrowing costs<\/a>? And thanks to the rapid home\u00a0<a href=\"https:\/\/www.mykcm.com\/2024\/05\/13\/home-prices-are-climbing-in-these-top-cities\/\" target=\"_blank\" rel=\"noopener noreferrer\">price appreciation<\/a>\u00a0we saw in recent years, you probably have a whole lot more of it than you realize.<\/p>\n<p>The latest from the\u00a0<a href=\"https:\/\/data.census.gov\/cedsci\/all?q=mortgage\" target=\"_blank\" rel=\"noopener noreferrer\"><em>Census<\/em><\/a>\u00a0and\u00a0<a href=\"https:\/\/www.attomdata.com\/news\/market-trends\/home-sales-prices\/attoms-q4-2023-home-equity-and-underwater-report\/\" target=\"_blank\" rel=\"noopener noreferrer\"><em>ATTOM<\/em><\/a>\u00a0shows more than two out of three homeowners have either completely paid off their mortgages (<em>shown in<\/em>\u00a0<em>green in the chart below<\/em>) or have at least 50% equity (<em>shown in<\/em>\u00a0<em>blue in the chart below<\/em>):<strong><img decoding=\"async\" src=\"https:\/\/files.keepingcurrentmatters.com\/KeepingCurrentMatters\/content\/images\/20240531\/20240606-Two-Thirds-of-Homeowners-Have-at-Least-50-Equity-in-Their-Homes-original.png\" \/><\/strong><\/p>\n<p><strong>That means the majority of homeowners have a game-changing amount of equity right now.<\/strong><\/p>\n<h4><strong>How Your Equity Can Help Fuel Your Move<\/strong><\/h4>\n<p>After you\u00a0<a href=\"https:\/\/www.mykcm.com\/2024\/04\/29\/nows-a-great-time-to-sell-your-house\/\" target=\"_blank\" rel=\"noopener noreferrer\">sell<\/a>\u00a0your house, that\u00a0<a href=\"https:\/\/www.mykcm.com\/2024\/04\/26\/equity-can-make-your-move-possible-when-affordability-is-tight-infographic\/\" target=\"_blank\" rel=\"noopener noreferrer\">equity<\/a>\u00a0can\u00a0help you move without worrying as much about today\u2019s mortgage rates. As Danielle Hale, Chief Economist for\u00a0<em>Realtor.com<\/em>\u00a0says:<\/p>\n<blockquote><p><em>\u201cA consideration today&#8217;s homeowners should review is what their home equity picture looks like.\u00a0<\/em><strong><em>With the typical home listing price up 40% from just five years ago, many home sellers are sitting on a healthy equity cushion.<\/em><\/strong><em>\u00a0This means they are likely to walk away from a home sale with proceeds that they can use to offset the amount of borrowing needed for their next home purchase.\u201d<\/em><\/p><\/blockquote>\n<p>To give you some examples, here are a few ways you can use\u00a0<a href=\"https:\/\/www.mykcm.com\/2024\/04\/12\/the-perks-of-downsizing-when-you-retire-infographic\/\" target=\"_blank\" rel=\"noopener noreferrer\">equity<\/a>\u00a0to buy your next home:<\/p>\n<ul>\n<li><strong>Be an all-cash buyer:<\/strong>\u00a0If you\u2019ve been living in your current home for a long time, you might have enough equity to buy your next home without having to take out a loan. If that\u2019s the case, you won\u2019t need to borrow any money or worry about\u00a0mortgage rates.<\/li>\n<li><strong>Make a larger down payment:<\/strong>\u00a0Your equity could also be used toward your next down payment. It might even be enough to let you put a larger amount down, so you won\u2019t have to borrow as much at today\u2019s rates.<\/li>\n<\/ul>\n<h4><strong>The First Step: Determine How Much Equity You Have in Your Home<\/strong><\/h4>\n<p>Want to find out how much equity you have? To do that, you\u2019ll need two things:<\/p>\n<ol>\n<li>The current mortgage balance on your home<\/li>\n<li>The current value of your home<\/li>\n<\/ol>\n<p>You can probably find the mortgage balance on your monthly mortgage statement.
