Is It Easier To Find a Home To Buy Now?

One of the biggest hurdles buyers have faced over the past few years has been a lack of homes available for sale. But that’s starting to change.

The graph below uses the latest data from Realtor.com to show there are more homes on the market in 2024 than there have been in any of the past several years (2021-2023):

Does That Mean Finding a Home Is Easier?

The answer is yes, and no. As an article from Realtor.com says:

There were nearly 15% more homes for sale in February than a year earlier . . . That alone could jolt the housing market a bit if more “For Sale” signs continue to appear. However, the nation is still suffering from a housing shortage even with all of that new inventory.

Context is important. On the one hand, inventory is up over the past few years. That means you’ll likely have more options to choose from as you search for your next home.  In Angelina County, our current inventory levels in Feb 2024 are 41% higher than this time in 2023!

But, at the same time, the graph above also shows there are still significantly fewer homes for sale than there would usually be in a more normal, pre-pandemic market. And that deficit isn’t going to be reversed overnight.  That is why we are still in a seller’s market in most price ranges.

What Does This Mean for You?

You might find a few more choices now than in recent years, but you shouldn’t expect a ton of options.

To help you explore the growing list of choices you have now, team up with a local real estate agent you trust. They can really help you understand the inventory situation where you want to buy. That’s because real estate is local. An experienced agent can share some smart tips they’ve used to help other buyers in your area deal with ongoing low housing supply.

Does It Make Sense To Buy a Home Right Now?

Thinking about buying a home? If so, you’re probably wondering: should I buy now or wait? Nobody can make that decision for you, but here’s some information that can help you decide.

What’s Next for Home Prices?

Each quarter, Fannie Mae and Pulsenomics publish the results of the Home Price Expectations Survey (HPES). It asks more than 100 experts—economists, real estate professionals, and investment and market strategists—what they think will happen with home prices.

In the latest survey, those experts say home prices are going to keep going up for the next five years (see graph below):

Here’s what all the green on this chart should tell you. They’re not expecting any price declines. Instead, they’re saying we’ll see a 3-4% rise each year.

And even though home prices aren’t expected to climb by as much in 2025 as they are 2024, keep in mind these increases can really add up over time. It works like this. If these experts are right and your home’s value goes up by 3.78% this year, it’s set to grow another 3.36% next year. And another 3.87% the year after that.

What Does This Mean for You?

Knowing that prices are forecasted to keep going up should make you feel good about buying a home. That’s because it means your home is an asset that’s projected to grow in value in the years ahead.

If you’re not convinced yet, maybe these numbers will get your attention. They show how a typical home’s value could change over the next few years using expert projections from the HPES. Check out the graph below:

In this example, imagine you bought a home for $400,000 at the start of this year. Based on these projections, you could end up gaining over $83,000 in household wealth over the next five years as your home grows in value.

Of course, you could also wait – but if you do, buying a home is just going to end up costing you more.

Bottom Line

You should now be able to answer the question, does it make sense to buy a home now.  If you’re thinking it’s time to get your own place, and you’re ready and able to do so, buying now might be the best thing for you!  Your home is expected to keep getting more valuable as prices go up. Local Real Estate Agent in Lufkin to Share Testimony

I am a local Real Estate Agent with CENTURY 21 Cota Realty serving Lufkin, Huntington, Nacogdoches, and the surrounding areas.  There is a lot more to know about me than just someone who sells houses though!  If you would like more personal information about me and my walk with faith, check out this story below written by April Barbe and published in the Lufkin Daily News in February 2024.

When life knocks you to your knees, there’s only one thing to do — pray. And that’s exactly what Huntington native Twila Bertrand did as she faced cancer and marriage issues a few years ago.

Bertrand will be one of four women speaking at The Pines Theater March 1 during “A Night of Faith, Hope & Refreshment” sponsored by 90.9 KSWP and 91.9 KAVX.

“We all have to hit a point in our lives when we fully surrender to the Lord,” Bertrand said. “For some of us, it takes much harder lessons than others. As a believer and follower of Jesus, our testimony of God’s love and grace in the midst of our sins gives others hope and assurance that He is there, and He does care and He will provide for us. He will take things that were meant to break us and use them for His glory.”

Bertrand was raised in Huntington, along with her parents and grandparents. She and her husband, Jeremy, lived in Round Rock for two years for school and then moved back to Lufkin in 2008. In 2014, they purchased a home in Huntington.

“My husband Jeremy and I moved to Lufkin in 2008 when we found out we were expecting our first child,” she said. “We both really wanted our kids to go to school in Huntington, so this was a drastic change for us moving from the Austin area.”

Now, Bertrand is serving her second year on the Huntington City Council and Habitat for Humanity Board. She’s also on the board for the Lufkin Education Broadcasting Foundation LLC, which is the company behind KSWP and KAVX Christian radio stations.

“I started volunteering at KSWP for their Share-A-Thon fundraiser events back in 2016 or so and have been an avid volunteer helping to answer phones since then,” Bertrand said. “Over the years, I have become good friends with Michelle Ross, the president of the company. She has wanted to host a women’s event in Lufkin for some time now, and I never dreamed I would be one of the speakers.”

She said the request from Ross came the same day she had told God she wanted to share what He had done for her. She then prayed that He would show her how to share her story in order to encourage others.

“That very night, Michelle called me and told me she was trying to get the positions filled for the women’s event and asked me if I would be one of the speakers and share my testimony of how the Lord carried me through two rounds of cancer,” Bertrand said. “I was stunned to say the least, and I told Michelle about my prayer and request from the Lord that same day. I then, of course, told Michelle I would be happy to participate.”

Saved as a young girl, Bertrand said she knew God but was not living for God. She said, like many, she had spent her late teenage years and 20s “doing all the things non-Christian people do.”

Once diagnosed with cancer, struggling with her husband in their marriage and making other mistakes along the way, Bertrand said it “completely broke me and forced me to my knees.”

She said after trying everything she knew to do, she was still scared, embarrassed, stressed and angry with everyone, including God.

“I finally hit my rock bottom one night as I was crying out to the Lord while laying on the floor of my closet in desperation,” Bertrand said. “That rock bottom humbled me and sent me straight into the arms of Jesus, who was there all along just waiting for me to stop trying to do things on my own and allow Him to take control of everything.”

During the March 1 event, Bertrand will be sharing more about how her faith helped her through two rounds of kidney cancer in 2016 and 2018. She will also speak about her marriage and her “miracle baby boy,” who came in between her two cancer diagnoses. She said he is “a special gift to us from the Lord.

“We all need to be encouraged and reminded that we are all going through hard stuff. In all the stories in the Bible, the Lord was with His people and provided for them time and time again, despite their sin and shortcomings. True lessons are learned the hard way.”

Bertrand and her family which includes husband, Jeremy; daughter, Cayla; sons, Kieren and Kayson; as well as her mother, Cyndi, and brother, Justin and his family attend Huntington First Baptist Church.

“My husband is a leader on Wednesday nights for the K-5th-grade Missions Studies, and I help lead the Youth 6-12th-graders on Wednesday nights,” Bertrand said. “We both attend church camps and mission trips each year as adult sponsors.”

Bertrand is also a Realtor with Century 21 Cota Realty in Lufkin, where she has been since 2013.

“I get to pray and help my clients through some of the biggest decisions of their life,” she said. “It is a very rewarding experience to see a family’s excitement as they fulfill the American Dream of being a homeowner.”

“A Night of Faith, Hope & Refreshment” will begin at 7 p.m. Friday, March 1, at The Pines Theater, 113 S. First St. Other speakers include Michelle Ross (general manager of KSWP/KAVX and pastor of The River in Lufkin); Trisha Dallmeyer (pastor of The River in Jacksonville); and Lauria Greenwood (Jeepin For Jesus).

It will also feature Christian artist Jeremy Rosado in concert and will be emceed by KSWP/KAVX DJ Tiki Lamar.

New Report Reveals Insights on Texas Homebuyers and Sellers

Texas REALTORS® has released the 2023 Texas Homebuyers and Sellers Report, providing Texans with helpful insights and analysis of the demographics, motivations and opinions of Texas homebuyers and sellers. The report focuses on real estate transactions between July 2021 and June 2022 and outlines information related to Texas real estate consumers’ income, ethnicity, age, and experience with the home buying and selling process.

According to the report, there were fewer first-time homebuyers in Texas compared to previous years, at 24% of homebuyers, down from 32% last year and 39% a decade ago.

“The insights we provide every year with the annual Texas Homebuyers and Sellers Report are extremely valuable to Texas REALTORS® and their clients,” said Marcus Phipps, 2023 Chairman of Texas REALTORS®. “The report equips Texas REALTORS® to best serve their clients’ needs and allows all Texans to make informed real estate decisions.”

The median household income for Texas homebuyers was $110,000, $22,000 which is more than the national median for homebuyers. Thirteen percent of homes purchased during the reporting period in Texas were new homes, slightly more than the national figure of 12%.

Home purchases in Texas were more prevalent in the highest age groups, with 52% of purchases made by individuals aged 55 or older. In contrast, 14% of Texas home purchases were made by individuals aged 25 to 34.

The top reason Texans who sold their homes during the observed period did so was to move closer to family and friends (23%), followed by job relocation (13%) and retirement (10%), consistent with the strong job market in the state.

Eighty-seven percent of homebuyers and sellers used a real estate agent to help buy or sell their home, with 90% of those buyers and 86% of those sellers stating that they would likely use that same agent again or recommend them to others.

“Every year, home buying Texans tell us that their REALTOR® helps to make this complicated process easy and enjoyable,” said Phipps. “Sellers continue to look to REALTORS® to help price their homes and market them to potential buyers. In these fluctuating market conditions, we encourage homebuyers and sellers to work closely with a Texas Realtor to help them accomplish their real estate goals.”
